Levelvalethe honest figure before the deal
A flat against a deposit, bonds and a fund

See beyond the purchase.

Price and rent are not the yield yet. A flat stands empty between tenants, the agent is paid for every new tenant, repairs need money set aside. Enter them — and see what the flat will bring you.

What else changes the yield
The rent tax and the property tax of the property country and insurance are counted too.
5 things are counted already. 32 more can move the answer either way — plus the comparison with a deposit, bonds and a fund:

The same money over 10 years: the flat or a deposit, bonds, a fund
Figures: your calculation — year 1 and rent in hand year by year; no mortgage. Not a forecast. Earned above the money in over 10 years. The flat — with the official price growth of its country where we have one in dollars (Georgia 4.3 %, the USA 7.2 % a year), otherwise at its purchase price. The fund — 10.0 % a year, its whole history 1928–2025, if the money stays untouched; the worst ten years (2000–2009) gave −0.95 % a year. The full calculation adds the sale costs and your taxes.

A receipt for the year ahead

What comes in, what goes out and what is left from the flat — line by line, before you hand over the money.

Example: a flat at $630,000, rent $2,600 a month, Georgia. Press the peach button on the till — the receipt prints again.

What shapes the decision

Five things the listing never mentions — counted on your figures from the first screen.

Costs

Empty months, the agent at every new tenant, refurbishment, insurance, repairs set aside — counted on your rent, year by year.

in detail — in the full calculation →
Taxes

Tax on the rent, property tax, tax on the gain at sale, tax on deposit interest — the same rules on both sides of the comparison.

in detail — in the full calculation →
Currency

The price is in one currency, your life in another. The result is counted in the money you will use; the rate is shown and can be typed.

Time

Ten years is not five. The term changes the payback, the reinvested pot and what a sale at the end leaves.

Getting out early

A flat sells at a discount and slowly; a deposit is closed at the end of its term with the interest kept (the bank’s rule can be changed); a fund may be down that year. Each is counted on its own terms.

How it works

1Your figures

Two numbers for a flat. Commercial premises, warehouses, land and businesses are in preparation.

2Comparison

The object next to a deposit, bonds and a fund — on the same capital, term and currency, by the goal you choose.

3Conditions

Three checks you set: the margin over a benchmark, the payback from income, what comes back in a forced sale.

4Saved option

Every calculation with its assumptions, kept in your workspace; scenarios stay linked to the original.

My options

Two saved decisions side by side — the way they look in the workspace. Counted by the same engine.

Questions

What is free?

Without sign-up, on this page: two numbers — the year-1 result, the comparison with a deposit, bonds and a fund over 10 years; taxes by the same country rules as the full calculation (where a rate depends on your residence, it is set there). Free with an e-mail: the calculation of a flat with the taxes of 57 countries, the first two steps of the analysis and your first saved calculation; the sale, growth, the exchange rate, your own country's tax, mortgage details, bonds and the fund keep the official defaults. «What if…», comparison of calculations, the A4 report and «My assets» are in the subscription.

What does the subscription add?

The flat calculation is free with an e-mail sign-up, with the first two steps of the breakdown. The subscription adds, in the app, changing the sale, growth, the exchange rate, your own country's tax, mortgage details, bonds and the fund, the rest of the breakdown, the full “What if…” and the break-even price, several saved options that survive a reload and another device, side-by-side comparison, the A4 report, CSV and share links. Residential now; commercial, warehouse, land and business are in preparation. One subscription: $10 a month or $89 a year. Payments are processed by our payment partner Paddle as merchant of record; cancel any time — see Refunds and cancellation.

Is the result advice?

No. It is arithmetic on the figures you entered and the assumptions the page shows. Every assumption can be changed; the source of every figure is marked.

Which countries?

The full calculation covers 57 countries. For each one the taxes on rent, on purchase and on sale are already set from official sources, with a link and the date they were checked. Where no official figure exists, the field stays empty and marked «enter your own». The quick check on this page counts with the same engine and the same country rules as the full calculation, so the flat's figures match; what depends on your residence it does not ask — the full calculation does. This is a calculation, not tax advice: check the rates with a tax adviser before a deal.
