What exactly does the calculator calculate?
How much rental income actually reaches you each year after costs, vacancy, and tax, and what percentage that is of the amount invested. It then places this percentage beside four other ways to invest the same amount.
Why is the figure lower than the one in the listing?
Because listings usually divide annual rent by the price and stop there. Here, vacant months between tenants, letting fees, repairs, utility bills, insurance, property tax, and income tax are deducted from the rent.
Where do the deposit and bond rates come from?
You enter them yourself — they are not pulled from the market. This keeps the comparison yours, not ours.
Can anyone see my figures?
No. Until you sign in and press “save”, the figures you enter stay in your browser.
What is included in the paid version?
The full 15-year model: five asset types — residential property, commercial property, warehouse, land, and business; a month-by-month ledger; a forced-sale check; saving properties and comparing them with one another.
Is this investment advice?
No. The tool shows the arithmetic and its inputs; you make the decision. See the Terms of Use for more detail.
Does it work for other countries?
The arithmetic is universal. The tax rules and thresholds supplied in the interface relate to Georgia and are marked as requiring verification. Enter your own rates for another market.
Can I cancel the subscription?
Yes, at any time through Gumroad. Access continues until the end of the paid period.
