LevelvaleThe honest number before you buy

We calculate real estate as an investment. Only as an investment.

Where Levelvale comes from

We have spent more than 15 years renting, selling and managing real estate, with an in-house brokerage team of up to 20 people. In that time, we have rarely seen genuinely profitable apartments. Profitable real estate is bought cheaply and sold for more. That kind of purchase is uncommon today: people more often buy a promise.

What is promised and what remains

In Georgia, the usual promise is an 8% annual return in dollars. A proper calculation reveals what that promise leaves out: taxes, agents, repairs between tenants and empty months. If tenants change every year, almost a year’s rent goes to the agent over ten years; more months are spent renovating and finding tenants.

A home and an investment are different purchases

A home for your family, security and a place of your own is a different purchase: its value is in your life, not the numbers. But the better the purchase price, the greater the chance that a home filled with happy years will also become a good investment. We buy cars knowing that they lose value while repairs become more expensive: we consciously pay for freedom and convenience. Levelvale is for buying an apartment to earn money. That purchase deserves an honest calculation first.

How we think

We built Levelvale on formal logic, cause and effect, and investment analysis. Every calculation answers three questions: what remains after all costs, what the same money would earn elsewhere over the same period, and which condition changes the answer. Every assumption is named, and every external figure has a source and a date.

A portfolio, not a single bet

Preserving money means spreading it so that everything does not fall at once. Not everything in real estate and not everything in deposits. Property markets have fallen before, and global crises have reached even the calmest markets. Buy at a price that leaves room for a crisis without turning the purchase into a loss.

Promotions and hype

“Discount ends this week” and “only three apartments left” appeal to emotion, not your return. We calculate what remains after the emotions pass.
