Taxes on an apartment abroad

When you rent out an apartment abroad, tax can arise in two countries: where the apartment is and where you are a tax resident. Your citizenship and language do not decide this on their own. An example from the Levelvale calculator: an apartment in Georgia renting for $450 a month. Rental income tax in Georgia for the first year is $270, which is 5% of $5,400. The calculator adds the tax in your country of residence in the full analysis. Here we explain what information you need for an accurate calculation and where to check the rates. We publish a rate only after checking it against the primary source, and we give the date of that check. This is an explanation, not tax advice. If you move to another country during the year, own the apartment through a company, or are a resident of more than one country, have a tax advisor check the calculation.

What is the rental income tax in Georgia?

According to PwC (page checked September 2, 2026), an individual pays 5% on income from renting out a home for residential use, if no deductions are applied. Check how to pay it with Georgia's tax authority.

Do I also have to pay tax at home?

It depends on your country's rules and its tax treaty with Georgia. Many countries tax their residents on worldwide income and give credit for tax paid abroad.

Does the calculator account for taxes?

Yes. The first screen shows rental income tax and property tax for the country where the apartment is. In the full analysis you add your country of tax residency; if no rate is set for it, the calculator tells you so.
