Rental yield by city

Listings almost always calculate yield like this: 12 months of rent divided by the price. That figure leaves out the vacant months between tenants, the agent fee per new tenant, repairs, insurance and taxes. Take an apartment in Georgia priced at $60,000 that rents for $450 a month. By the advertised formula, that is 9% a year. After expenses, vacancy and taxes, the Levelvale calculator shows 6.3% a year. Here we break down real listings in Batumi and work out what you actually keep with a long-term lease and with a management company, and what changes if you live in the apartment yourself for part of the year. Every figure is calculated with our calculator and comes with the calculation date and sources. Below each article is a calculator loaded with the example's numbers: change the price and rent to your own, and the answer updates instantly.

Why is the yield in the listing higher than mine?

The listing divides a year's rent by the price. Your yield is calculated after vacant months, the agent fee, repairs, insurance and taxes, and on all the money you put in, not just the price.

What rental yield can you get on an apartment in Batumi?

It depends on the apartment. In the three listings we analyzed, the advertised formula gave 7% to 12%. After expenses for a full year of renting, the result was 4.4% to 5.5% of the amount invested.

How do I calculate the yield on my apartment?

Enter the price and rent in the calculator on the home page. It immediately accounts for vacancy, the agent fee, repairs and taxes in the country where the apartment is.
